Gutters for Lakota’s postwar homes

Lakota is the west Federal Way neighborhood around Lakota Middle School on SW 314th Street and Lakota Park on Dash Point Road, a road that began as the Marine View Highway in the late 1920s. After World War II the old homestead tracts in the Federal Way area were split into lots, and by the mid-1950s it was one of the fastest-growing parts of the Puget Sound region. Lakota Junior High opened in 1960 and Adelaide Elementary in 1964, and the streets around them filled with one- and two-story homes through the 1960s and 1970s.

Those rooflines are where the gutter work comes from. Older homes carry long eave runs on fascia that has been through decades of wet winters, and yard trees that have grown up with the neighborhood drop needles and leaves into every trough. In the two census tracts around Lakota, about 65 percent of homes were built between 1950 and 1989. With about 41 inches of rain a year at the Federal Way 0.9 W station, one clogged outlet means overflow at the corner of the house. We replace soft fascia board first, then hang one-piece runs with outlets sized for the roof above them.

Jamie and Zeke Edwards own The Brothers That Just Do Gutters Tacoma together as husband and wife, and both were raised in the South Sound. Around Lakota our crew hand-cleans gutters, clears downspouts down to the drain line, repairs or replaces worn systems and installs BroGuard micro-mesh where firs and maples hang over the eaves. We also work in Twin Lakes, out in Dash Point and down in Redondo, and every job starts with a free written estimate.

Why the Brothers

Why Lakota Homeowners Call the Brothers

01We know postwar homes

Ramblers and two-story homes from the 1960s and 1970s have their own weak spots. We check the fascia and size the trough and outlets to the roof.

02One piece per side

A seamless run formed in your driveway spans the long eave of a Lakota rambler without the joints that start most leaks.

03Built for the yard trees

Mature firs and maples shed most of the year. BroGuard and a set schedule keep the outlets flowing.

04Talk to the owners

Year-round

Your Lakota gutter calendar

A year of gutter work on Lakota rooflines, timed to the leaf drop and the long South Sound wet season.

  1. Fall · Sep to NovLeaf drop and outlet check

Maples drop in October. We clear the troughs and test every outlet before November, which averages 5.92 inches nearby.

  2. Winter · Dec to FebOverflow fixes

Winter rain shows where a gutter overflows. We fix leaks, reset hangers and note fascia to replace in summer.

  3. Spring · Mar to MaySpring clean and mesh

Catkins, cones and winter grit come out, and it is a good time to add BroGuard where the trees refilled the gutters fast.

  4. Summer · Jun to AugFascia and new runs

July averages 0.64 inches at the Federal Way station, so summer is when we replace fascia and install new seamless systems.

“At the start, Zeke was willing to work with my schedule, and they were prompt and on time. They worked with me, giving me options on the locations and directions of the downspouts, explaining the pros and cons of each option. Their pricing was very competitive… I highly recommend their services, even if it is not the lowest price. You won’t regret it.”

Lakota Gutter Questions, Answered

Our Lakota home still has its old gutters. Repair or replace?

It depends on what we find. Many homes here date to the 1960s and 1970s, and older gutters tend to leak at the joints, pull loose at the hangers and sit on soft fascia. If the trouble is a few joints, we repair them. If the runs have lost their pitch or the fascia behind them is rotting, a seamless replacement is the better buy. You get the answer in writing either way.

Where should our downspouts drain in Federal Way?

Away from the foundation and onto ground that can take it. For new construction and additions, Federal Way names infiltration as its preferred method for roof water, with splash blocks, dispersion trenches or a tightline to the storm system as other options. On an existing house we extend downspouts, fix the grade at the outlet when needed and can run an underground drain line, and we follow the city’s rules when a project triggers them.

How often should Lakota gutters be cleaned?

Two cleanings a year handles most homes, one after the maples drop in fall and one in late winter or spring. Homes under tall firs often need a third visit. The Federal Way 0.9 W station averages about 41 inches of rain a year, with November the wettest month, so a clogged outlet shows up fast. Our maintenance program books those visits for you, and BroGuard micro-mesh cuts down how often they are needed.

Is BroGuard worth it if we keep our trees trimmed?

Even trimmed yards collect needles and leaves blowing in from neighbors’ trees and the parks nearby. BroGuard’s fine stainless mesh keeps that debris on top, where wind and rain move most of it off, while water passes through. If your roof only sees light debris, a cleaning schedule may be enough, and we will tell you so.

Do you also work in Twin Lakes and Dash Point?

Yes. Besides Lakota, we work across Twin Lakes, Dash Point, Redondo and the rest of Federal Way. Call (253) 777-1572 or book online and our local crew will set up a free written estimate.
