West Hill Gutter Solutionists

Gutters built for the wet side of Auburn

Auburn’s West Hill rises off the valley floor between West Valley Highway and the lakes to the west, and it only became part of the city in the 2008 annexation. Most of what sits up here is subdivision housing, from 1980s and 1990s split-levels and two-stories to newer builds on the cul-de-sacs off 55th Avenue South and South 316th Street, near Evergreen Heights Elementary. Across ZIP 98001 the median home was built in 1986, which means a lot of original gutters are now more than 35 years into Northwest weather.

Elevation is the part people underestimate. A NOAA volunteer gauge on the hill averages close to 55 inches of precipitation a year, about 15 inches more than the long-running Kent station down on the valley floor, and November alone brings more than 8 inches. Add the cedars, firs and alders that shade so many lots (the same mix that rings Lewis Lake Nature Park off W Street NW), and a 5-inch gutter can be overmatched by its first big storm. On steep lots we also look hard at where the water lands, because a downspout that empties at the top of a slope sends that rain downhill toward your neighbor or your own footing drains. Our seamless gutters can be sized up to 6 inches with larger outlets where the roof calls for it.

The Brothers That Just Do Gutters Tacoma is owned by Jamie and Zeke Edwards, a husband-and-wife team who grew up in the South Sound. On the West Hill our local crew clears troughs by hand, flushes downspouts, replaces soft fascia, forms new runs in your driveway and fits BroGuard stainless micro-mesh where needles keep coming back. We work all over Auburn and next door in Lakeland North, and every estimate is free and in writing.

Why the Brothers

Why West Hill Homeowners Call the Brothers

01Sized for the hill

The hilltop gauge runs about 15 inches wetter than the valley. We size troughs and outlets for that rain, not for a generic Puget Sound average.

02Slope-aware drainage

Before we quote, we walk the lot and see where each downspout lands, so roof water does not head downhill toward a retaining wall or the house next door.

03Ready for aging systems

Plenty of West Hill homes still wear their original gutters. We check the fascia behind them and tell you plainly whether repair or replacement makes sense.

04Owners who pick up

Jamie and Zeke Edwards, the husband-and-wife owners, keep a close eye on every West Hill job. Call (253) 777-1572 for a free written estimate on your West Hill home.

Year-round

Your West Hill gutter calendar

How a gutter year runs up on Auburn’s West Hill, where the rain comes heavier and earlier than in the valley.

  1. Fall · Sep to NovPre-storm clean-out

Alders and maples drop and the conifers shed, so we clear troughs and flush lines before November piles on more than 8 inches.

  2. Winter · Dec to FebOverflow calls

Atmospheric rivers find every clog and loose corner. We fix overflow, pulled hangers and split seams between storms.

  3. Spring · Mar to MayCone and catkin pickup

Winter rain leaves cones, catkins and shingle grit in the trough. Spring is a good time to clean again and add BroGuard.

  4. Summer · Jun to AugReplacement season

Dry weeks make it the right window to swap tired 1980s gutters for seamless runs and replace soft fascia boards.

West Hill Gutter Questions, Answered

Why do my West Hill gutters overflow when my friends in the valley are fine?

Part of it is simple rainfall. A NOAA gauge on the West Hill averages almost 55 inches a year, while the Kent station on the valley floor averages about 40. More rain plus conifer debris overwhelms a 5-inch trough with small outlets. We usually fix it with a cleaning first, then larger outlets or 6-inch seamless runs where the roof is long or steep.

Should I replace the original gutters on my 1980s West Hill house?

Not always. If the runs are straight, the seams hold and the fascia is solid, a cleaning and a few new hangers can buy years. If you see rust lines, sagging between hangers or rot behind the trough, replacement usually costs less over time. We put both options in a written estimate so you can decide.

Where should downspouts drain on a West Hill lot that drops toward the valley?

Away from the top of the slope and away from the house. On the West Hill many backyards drop toward the valley, and water dumped at the edge can soften the ground or run onto the lot below. We use extensions, splash blocks or underground drain lines to carry it to a safer spot, and we look at each lot in person first.

Do gutter guards work under West Hill cedars and firs?

BroGuard does. It is a stainless micro-mesh that stops cedar sprays, fir needles and alder leaves at the surface while rain passes through. Heavy shade still drops debris that sits on top, so we suggest a light check once a year, but most West Hill homeowners go from several cleanings a year to far fewer.

Do you work in other parts of Auburn too?

Yes. Our crew covers the West Hill and the rest of Auburn, plus Lakeland North just to the west. Call (253) 777-1572 or book online, tell us what your gutters do in a heavy rain, and we will set up a free written estimate at a time that suits you.
