My Midland ranch house still has the original gutters. Repair or replace?

Walk it before deciding. Aluminum gutters from the sixties and seventies often have sound metal with failed hangers, dead sealant at the corners and a pitch that has drifted flat. That is a repair. If the runs are rusted through, leak at every seam or are undersized for the roof, seamless replacement is the better money. We show you which and quote only that.

How often should gutters be cleaned in Midland?

Twice a year for most homes: late autumn after the maple drops and spring after storm season. Houses under the fir and cedar along Swan Creek Park or backing onto a wooded lot fill faster, because needles fall all year, and usually want a third visit or fine mesh to keep the outlets clear.

Water sits at one end of my gutter and never drains. Why?

The run has lost its pitch. Long single-story eaves sag between hangers over the years, so water pools at the low spot instead of reaching the downspout. Standing water breeds moss and rots the fascia behind it. Re-hanging the run with new hangers and a correct fall to the outlet fixes it, no replacement needed.

Can I just get a cleaning, or do I have to buy new gutters?

Just a cleaning is fine, and for most Midland homes it is the right call. We clean the trough by hand, flush the downspouts, clear moss and tell you if we saw anything that needs attention.
