Pacific is a small city on the valley floor, on the King and Pierce county line where the White River runs between Auburn and Sumner. Just under 40 percent of the homes predate 1980, so the stock is a mix of sixties and seventies ranch houses and nineties and two-thousands subdivisions, all on flat lots where water does not drain away on its own. My lot in Pacific is flat. Where should the downspouts drain?

As far from the foundation as the lot allows. On the valley floor the ground does not fall away from the house, so a downspout ending at the wall soaks the same soil every storm. We extend each outlet to a splash block or your existing drain line, aim it toward the lowest part of the yard, and make sure it discharges past the planting bed, not into it.

How often should gutters be cleaned in Pacific?

Twice a year for most homes: late autumn after the maple and cottonwood leaf drop, and spring after storm season. Homes near the White River get an extra load of cottonwood fluff in early summer that packs the downspout outlets, so a quick summer flush or fine mesh keeps the system draining through the rest of the year.

Cottonwood fluff keeps plugging my downspouts. What actually helps?

Fluff mats at the outlet, then leaf and needle build on top of it. Flushing the downspouts on every visit clears the plug, and a fine-mesh guard stops the fluff from reaching the trough in the first place. Coarse screens do not help, because the fluff drifts through the openings and the fir needles follow it.

My 1990s home has never had the gutters replaced. Is that a problem?

Not automatically. A nineties aluminum system that has been kept clean can have years left. What fails first is the hangers, the corner seals and the pitch, and those are repairs. We walk the roofline with you, show you what is sound, and only talk replacement if the runs are undersized for the roof or leaking at every seam.
