Manitou Gutter Solutionists

Gutters for Manitou’s older South Tacoma homes

Manitou is the South Tacoma neighborhood around Manitou Park and Manitou Park Elementary on S 66th Street, near American Lake Boulevard. Back in 1921 Manitou Park covered 10 acres split three ways: a free tourist campground, a picnic ground for local families, and lawns under shade trees. Today Parks Tacoma calls it the forested park, and the streets around it mix older houses with mid-century ramblers and newer infill.

Those older rooflines are where the gutter work comes from. In the census tract around Manitou, about 30 percent of homes were built before 1950 and nearly 8 in 10 are single-family houses, so plenty of fascia boards and gutters here have seen many wet winters. With about 41 inches of rain a year at the Tacoma No. 1 NOAA station, one clogged outlet means overflow at the corner of the house. We replace soft fascia board first, then hang one-piece runs with outlets sized for the roof above them.

Jamie and Zeke Edwards own The Brothers That Just Do Gutters Tacoma together as husband and wife, and both were raised in the South Sound. Around Manitou our crew hand-cleans gutters, clears downspouts down to the drain line, repairs or replaces worn systems and installs BroGuard micro-mesh where firs and maples hang over the eaves. We also work across South Tacoma, over in University Place and up the hill in Fircrest, and every job starts with a free written estimate.

Why the Brothers

Why Manitou Homeowners Call the Brothers

01We know older homes

Older South Tacoma houses often hide soft fascia behind the gutter. We check it first, then size the trough and outlets to the roof.

02One piece per side

A seamless run formed in your driveway spans a long eave without the joints that start most leaks.

03Built for the shade trees

Firs and maples around Manitou shed most of the year. BroGuard and a set schedule keep the outlets flowing.

04Talk to the owners

“At the start, Zeke was willing to work with my schedule, and they were prompt and on time. They worked with me, giving me options on the locations and directions of the downspouts, explaining the pros and cons of each option. Their pricing was very competitive… I highly recommend their services, even if it is not the lowest price. You won’t regret it.”

Manitou Gutter Questions, Answered

Our Manitou house is older. Should we repair the gutters or replace them?

It depends on what we find. About 30 percent of homes in the census tract around Manitou were built before 1950, and older gutters tend to leak at the joints, pull loose at the hangers and sit on soft fascia. If the trouble is a few joints, we repair them. If the runs have lost their pitch or the fascia behind them is rotting, a seamless replacement is the better buy. You get the answer in writing either way.

Are there rules about where downspouts drain in Tacoma?

Yes. Tacoma’s stormwater manual allows downspouts to drain onto splash blocks or into dispersion trenches, with limits on distance to property lines and slopes and on how much roof one splash block can serve. On most lots we extend downspouts away from the foundation or run an underground drain line, and we tell you when the city’s rules point to a different route.

How often should Manitou gutters be cleaned?

Two cleanings a year handles most homes, one after the maples drop in fall and one in late winter or spring. Homes under tall firs or near the park often need a third visit. The Tacoma No. 1 station averages about 41 inches of rain a year, with November the wettest month, so a clogged outlet shows up fast. Our maintenance program books those visits for you.

Is BroGuard worth it if we keep our trees trimmed?

Even trimmed yards collect needles and leaves blowing in from the park and neighbors’ trees. BroGuard’s fine stainless mesh keeps that debris on top, where wind and rain move most of it off, while water passes through. If your roof only sees light debris, a cleaning schedule may be enough, and we will tell you so.

Do you also work in the rest of South Tacoma?

Yes. Besides Manitou, we work across South Tacoma, University Place, Fircrest and the rest of the city. Call (253) 777-1572 or book online and our local crew will set up a free written estimate.
